Apartment EV Charger Installation: An OMC Approval Checklist

3 min read
Updated

To prepare an apartment EV charger request, establish who can approve work at the bay, where the electricity would come from and how the cable would reach the parking space. An assigned bay alone does not settle those questions. This checklist helps a resident or property manager gather the information needed for an apartment charger installation review.

Start with the parking space and the management rules

Contact the owners’ management company (OMC), property manager or landlord before ordering equipment. Explain which bay is involved and ask what the development requires for a charger installation request. Ask who can authorise work on shared areas and whether approval needs a board decision or another process.

  • Confirm whether the bay is assigned, shared or used under another parking arrangement.
  • Ask for the relevant installation or contractor requirements in writing.
  • Check whether an existing charging network has an approved route for residents to join.
  • Keep the permission request separate from the contractor’s technical assessment.

Permission, electrical suitability and grant approval are separate decisions. An OMC approval does not establish that a particular supply or cable route is safe or that a grant will be paid.

Identify whether there is already a charging network

If chargers or charging infrastructure are already present, ask the management company how residents connect, what equipment is permitted and who operates the system. SEAI’s apartment guidance distinguishes joining an existing network from creating a new one. Check this before seeking a separate private connection.

For a private-supply proposal, describe the intended connection to the resident’s supply and the route to the bay. A registered electrical contractor must assess whether that arrangement is suitable. Do not open cupboards, boards or other electrical equipment to gather information.

What to include in an OMC approval pack

Ask the decision-maker which documents they need. The pack should explain the proposed work rather than simply attach a charger sales brochure.

  • Location: identify the bay and proposed charger position on a plan or clear drawing.
  • Equipment: state the proposed charger and mounting arrangement, with product information.
  • Supply and route: show the proposed connection point, cable route and containment, subject to the contractor’s design.
  • Common-area work: identify walls, ground, shared routes and surfaces affected, including reinstatement.
  • Contractor documents: establish the registration, insurance and site safety information the OMC requests.
  • After installation: agree ownership, use, servicing responsibilities and the handover records needed.

If drawings or documents are incomplete, say what is still to be confirmed. An initial request can identify the questions without pretending to be a finished design.

What changes the installation cost?

The route length, access, containment, groundworks, mounting and electrical work determine the scope. Existing ducts or cable trays need checking for suitability; their presence does not mean they can be reused. Ask the quote to identify included work, exclusions and any assumptions awaiting inspection.

A home installation package is not an automatic price for a bay across shared areas. Review the apartment installation cost factors and explain any access restrictions or management requirements when requesting a proposal.

Which grant route should you check?

An individual installation needs to meet the current SEAI Home Charger Grant conditions. A shared apartment network grant requires a registered charge point operator. Volt Éire is not offering that operator service. Confirm the applicable route with the OMC and SEAI before work starts.

Send a short apartment enquiry

Tell us whether you are a resident or property manager, whether the space is assigned and whether the development has existing chargers. Add the site location or OMC requirements if available. You do not need to upload a technical pack to make the first enquiry.

Discuss an apartment charger installation. We review the information and agree the next assessment needed. Please leave out neighbours’ personal details and access codes.

Official sources checked 23 October 2026. Check the current scheme terms and the requirements for your development before proceeding.

Discuss apartment charging

Send your name, email and a short description of the site. We will review what you need and reply about the next step before quoting the installation.
